The building is situated on a plot of 1600 m² in close proximity to the Mall of Split shopping center. The purpose of the building is residential-commercial, with a total of 64 residential units, 1 commercial space on the ground floor, and 72 parking and garage spaces. The gross floor area (GFA) of the building is 6700 m².

All ground floor apartments are designed to have private outdoor spaces, enclosed by walls and greenery, separated from other vehicular and pedestrian areas on the plot.

The other eight floors house residential units, ranging in size from studios to four-bedroom apartments. The studio apartments are approximately 20 m², one-bedroom apartments range from 45 m² to 48 m², two-bedroom apartments from 55 m² to 90 m², three-bedroom apartments from 80 m² to 110 m², and four-bedroom apartments up to 125 m².

All apartments have irregularly shaped balconies that wrap around the entire building, with the facade continuously changing depending on the observer’s viewing angle

The exterior landscaping includes the design of lawns and the planting of Mediterranean trees and shrubs to enhance living conditions in the new residential building and enrich the landscaping of this part of the city.
